Business Zone Nova Topola

Location: The zone is located 10 km from the city center, adjacent to the regional road Gradiška-Banja Luka. It is 7 km away from the Gradiška – Banja Luka highway and 12 km from Banja Luka Airport.

Zone Type: Greenfield, industrial – commercial

Area: 135 hectares

Available parcels: approximately 50. The largest parcel occupies an area of 41,079 m², while the smallest occupies 1,258 m².

Infrastructure: Business Zone Nova Topola is fully equipped with water supply, sewerage (both sewage and stormwater), electricity, and communication networks, as well as transportation infrastructure, telephone/internet.

Building plots are developed, and each plot has access to communal connections. The zone also includes a wastewater treatment plant, allowing for the discharge of so-called technical water into the nearby drainage canal.

Ownership: 100% owned by the City of Gradiška

Business Zone Liman

Location: The zone is located 5 km from the urban area, on the bank of the river Sava and at the intersection of key road routes (Belgrade – Zagreb highway and corridor 5C), and is connected to the traffic bypass located east of the Gradiška – Banja Luka highway. This zone, of national importance for Bosnia and Herzegovina, is integrated into the space of the new border terminal which is under construction.

Area: 196 hectares

Available parcels: Parcels will be subsequently delineated in agreement with higher levels of government and future investors.

Infrastructure: The business zone is adjacent to main traffic arteries (highway).
